Three Oaks RV Community does not have a landlord/tenant agreement with any guest. Three Oaks RV Community is not responsible for any loss due to theft, fire, utility failure, improper connections, failure to unhook during freezing temperatures, or any uncontrollable acts of nature. Damages caused by residents or guests of your RV will be your responsibility.
1. Quiet Hours: To ensure all guests can enjoy a peaceful stay, quiet hours are enforced from 10 PM to 7 AM.
2. Approved RV's Only: All RV’s must be fully operational, well kept, and in good condition. RV's that are 10 years or older are subject to approval by ownership.
3. Pet Policy: Pets are welcome, but they must be kept on a leash at all times when outside your RV and may not be left outside unattended. Please pick up after your pets and dispose of waste properly. Outside pet fences or runs are not permitted. Please ensure pets are fully vaccinated.
4. Speed Limit: For the safety of all guests, a speed limit of 5 mph is enforced within the park grounds.
5. Site Maintenance: Please keep your site clean and free of trash, bottles, cans, paper, cigarette butts, etc. There is a dumpster located on site, please dispose of your trash properly.
6. Campfires: Campfires are allowed only in contained and owner-approved fire pits. Please do not burn household trash in fire pits.
7. Vehicle Parking: Each site has designated parking. Please utilize your designated spaces. No more than 2 vehicles per site, without ownership approval. Unauthorized or abandoned vehicles will be towed at owner’s expense.
8. Alcohol Policy: Responsible use of alcohol is permitted at your site only. Public intoxication or disruptive behavior will not be tolerated.
9. Consideration for Others: Please respect the privacy and tranquility of other guests. Loud music, disruptive behavior, or encroaching on other sites is not acceptable.
10. No Generators Allowed: Generators are not allowed unless there's a power outage.
11. Monthly Campers: are required to pay on the 1 st of each month. A late fee of $25 per day will be charged if payment is not received within 3 days of due date. No partial payments. Campers will be notified to leave the RV Community if their payment is not received within 1 week of due date.
12. Occupants per Site: maximum of 6 persons per site. A fee of $10 per person per night will be charged for each person exceeding 6.
13. Dumpster: please ensure all trash is tied up. Please break down boxes and only dump regular household trash in dumpster. Please do not place large items, such as furniture or appliances, in or near dumpster. Please do not put containers of oil or any other chemicals in the dumpster as this causes a Hazmat issue.
14. Permanent Structures: permanent structures, including but not limited to, wooden decks, sheds, clotheslines, fencing, dog kennels/runs, pens, freezers/refrigerators, coolers, or furniture are not permitted. Please do not store large items around site without approval from ownership.
15. Septic System: Three Oaks RV Community operates with a septic system. A sewer hose “donut” or “L” connector is required. Please do not put grease, food products, sanitary products, flushable wipes, etc. in sewer.
16. Mail: U.S. Mail may not be received at Three Oaks RV Community. Please obtain a PO Box with USPS or other means for receiving mail.
17. Children & Guests: all children under the age of 14 must have adult supervision at all times when outside of RV. Visitors must comply with all Park Rules and park guests are responsible for their visitors’ conduct and actions. Damages caused by residents or guests of your RV will be your responsibility.
These rules are implemented to ensure a pleasant and safe stay for all our guests. Violation of park rules may result in your being asked to leave the park premises. Thank you for your cooperation!
